The site decides the business model, not the other way round. あ 400 m² mall unit and a 1,500 m² roadside plot can hold the same rides and produce completely different businesses, because rent, アクセス, opening hours and catchment all change at once.

Before you compare equipment prices, decide which of the three site models you are actually buying into – then test the specific site against the numbers that model depends on.

Site plan for an amusement park project

Three Site Models

Model 代表的なエリア 家賃 Trading hours Ticket What makes it work Main risk
モールユニット 300-800 m² 米ドル 25-45 / m² / month 10:00-22:00 daily 米ドル 4-7 Anchor tenants, parking, existing footfall Deposit and service charge
スタンドアロンプロット 1,000-3,000 m² 米ドル 3-8 / m² / month Weekends and holidays dominate 米ドル 1.5-3 Car access and a reason to drive out Weather, parking, visibility
Resort / attraction 500-2,000 m² Revenue share or fixed rent Follows hotel occupancy 米ドル 3-6 Captive guests, low marketing cost Seasonality and hotel dependency

Mall units trade rent for traffic. A standalone plot trades traffic for space. A resort site trades independence for captive guests. The mistake is choosing the cheapest rent per square metre without checking which of those three trades you have actually made.

Four Numbers to Test Before You Sign

  1. Rent per m² against projected revenue per m². If rent takes more than 15-20% of revenue at realistic traffic, the site is too expensive for the concept – whatever the landlord says about footfall.
  2. The deposit block. Three to six months of rent, plus service charge and a fit-out deposit, is due before you open. It is the line that empties the budget in month two.
  3. Physical fit. Ceiling height (4.5 m for two-level play, 5.5 m for a slide tower), column grid, floor loading, power capacity and the size of the loading bay and lift. A site that fails any of these costs money to fix or limits what you can install.
  4. Access and parking. A family venue needs drop-off space, pram-friendly entry and parking within a short walk. If parents circle the block twice, they go to the next mall.

Model these before the lease, not after. The full capex and payback arithmetic is in the 2026 investment guide, and the licensing sequence is in how to open an amusement park in Indonesia.

Site Inspection Checklist

アイテム What to check
Ceiling height Measured at the lowest duct or sprinkler, not at the slab
Column grid Column spacing against your layout; ある 8 m grid suits most play structures
床荷重 Slab capacity for equipment plus water play or ball pits
力 Available kVA against equipment load plus AC; check the existing riser
Water and drainage Supply size; floor drains; flood level against the nearest drain
Loading access Truck bay height and hours; lift size and door width for the largest panel
Fire egress Two exits, travel distance, and whether the play frame blocks a route
Frontage and signage Visibility from the main walkway; signage rights in the lease
Neighbours Noise-sensitive tenants above or beside a play area
Exclusivity Whether the lease blocks another play venue in the same building

Take a laser measure and a light meter to the viewing. Ask for the site plan with dimensions, and check it against the ceiling and column positions rather than trusting a marketing floor plate.

Red Flags Worth Walking Away From

  • A mall with a vacant anchor unit and no reopening date – footfall is a promise, not a number.
  • Ceiling below 4 m on a floor plate that only works with a two-level structure.
  • No three-phase power or an electrical riser that is already at capacity.
  • A landlord who will not put the service charge and marketing levy in the lease.
  • An exclusivity clause that lets the landlord approve a competing play venue next door.

What to Send Us

Send the floor plan or plot dimensions, the rent you have been quoted, the ceiling height and the city. We will tell you which model fits, how much usable play area the site actually gives you, and what the equipment would cost – before you commit to a lease.

Both the 屋内の遊び場 and the non-powered taman bermain ranges are manufactured at our 125,000 m² facility, so the comparison is between two real quotes rather than two brochures. の アミューズメントライドメーカー team can also review a lease before you sign it.
